The Board of Directors held a working session on July 1. The following agenda items were discussed:
Road Paving The Board met with the engineer and Common Area Manager [resident] to finalize road paving plans for 2026 and 2027. As already announced, the Board has committed to repaving the North Gate through to Kings Creek. The Board has accepted a bid from APAC to do the work. They will work with the South Carolina Department of Transportation (SCDOT) to obtain an encroachment permit, secure for the loops for signal and guard gate access and remove 6 inches of the asphalt to completely reconstruct the pavement. A warm mix-asphalt will be used.
In addition to the North Gate entrance paving, the Board has approved the repaving of the Murray Hill and Historic Village neighborhoods this summer. Total expenditure for 2026 is $1.16 million from the reserve fund. In 2027, the following neighborhoods will be repaved: Cypress Run, Hidden Cypress, Palmetto Place and Willow Brook Village for a total of $1.04 million from the reserve fund. The Board has committed to allocating $1-$1.5 million per year for road repaving. The Board will sign a Unanimous Written Consent (UWC) to formalize these expenditures.
2027 Budget The Board met with Controller [resident] to review parameters for the 2027 budget. Further discussions with the Board will continue.
Sun City Elections The Election Subcommittee has revised the election packets for Neighborhood Representatives and Alternate Neighborhood Representatives and Board seats. The Board reviewed the packets and will provide feedback to the subcommittee.
"Wildlife with [resident]" [resident], Common Area Manager, is working with SCTV to film small segments for resident information about living in the Lowcountry and the surrounding wildlife (alligators, deer, beavers, fox, wild turkeys, bobcats, turtles, etc.).
Alligator Awareness Signs Residents may have noticed the large yellow signs at every gate entrance and elsewhere in the community. All alligator signs are purchased by the Association with standard language from the South Carolina Department of Natural Resources (SCDNR). In addition, the Association has purchased about 400 signs that will be placed at many Sun City lagoons to advise residents and guests that alligators are present throughout the community. This initiative is in response to provisions from the Association's insurance carrier's risk management division to protect the Association.
Pool Updates and Pool Rule Reminders The Board met with Health and Wellness Manager [resident] to discuss supervision at the new Breakwater outdoor pool in Sun City West. As we are observing residents' use of this pool, changes will be made to increase user safety and security. Soon you will see pool monitors (two to three on designated children's pool days only) wearing red shirts for easy identification.
The Association will place signs on all table tops reminding residents and guests of several rules such as: all need to shower off before entering the pool, food and beverages are not allowed in the pool itself, pool users must use the outdoor restrooms (not restrooms inside the building), and no glass is ever permitted on the deck area. In addition, monitors will have a checklist of responsibilities to perform when on duty (walk the deck, chat with residents, enforce community rules, etc.). Securitas and Safety and Service personnel will also be present at times in the pool area.
Residents are reminded the community rule that no person that is incontinent may use any pool, and all children must be completely toilet trained as no diapers of any kind are permitted in Sun City pools. This is for everyone's health and safety.
Regarding heating of the outdoor pools: the Board has listened to resident concerns about heating selective pools. Going forward, the Hidden Cypress and Lakehouse outdoor pools will be heated from October through May (as is currently the case). The Barataria and Riverbend pools will be heated during "daylight saving time" only. Daylight saving time generally spans from late March through late October. These two pools will not be heated during the other months.
Environment Action Group The Board met with the Sun City Environmental Club to discuss their thoughts on investigating possible energy savings for the Community Association.
Appeals The Board reviewed one appeal of a citation for illegal entry and one for modification to a home.

Hurricane Seminar The annual Sun City Hurricane Seminar was held on Monday, June 15, from 2-4 p.m. at Magnolia Hall. Safety officials from Beaufort and Jasper Counties as well as Col. Baxley from the Emergency Management Team were present. Residents can access the seminar on the community website. Please be prepared, have a plan and leave early!
